Plan ahead

We make sure there is decent weather coming, and coordinate delivery of materials and the dumpster.

Respect for property

Before anything starts we cover landscaping, plants and anything else near the house that roofing debris could damage.

Removal of old roofing material

The tear-off. Crews start at the point farthest from the dumpster and work back.

Roof decking inspection

With the old roof off, the whole deck gets inspected. There should be no moisture damage and no holes other than old nail holes. Anything soft gets replaced before we build on it.

New roof installation

A full layer of underlayment, ice and water shield in the areas that need it, and all new 26-gauge galvanized metal flashing where applicable, so water sheds instead of sitting.

Site clean up

A thorough clean of the roof and the perimeter of the house, finished with a magnetic sweep for loose nails.

Final inspection

The crew works the roof against our own checklist, double-checking the areas that are known to leak most often.

Final meeting

Daniel meets you one more time before any final payment is collected.

Roof deck inspection: what happens if we find rot

Every roof estimate is written before anyone can see the deck. Once the old roof is off, occasionally there is rot or water damage underneath that nobody could have known about.

That is normal. What matters is what happens next: you get told what was found, shown it, and given the cost before we build over it. Nothing gets covered up quietly and nothing gets added to your bill without a conversation first.

What a free roof inspection covers

Free, no obligation, and usually 45 to 60 minutes. Daniel looks at the whole system rather than just the shingles:
