How we find the source of a roof leak
Water rarely enters where it shows up inside. A stain on a bedroom ceiling can start ten feet away at a bad flashing detail.
So the first job is finding the real source, not patching the symptom. In the Puget Sound that is usually flashing, a penetration such as a skylight or a vent, or workmanship from a previous install — not the shingles themselves.
We will not push you into a replacement if a repair will do. If the roof still has years in it, that is what the estimate will say.

What a roof tune-up includes
A tune-up fixes the small things that turn into leaks, and can add years to an older roof before you have to spend on a new one. It typically includes:
- Resealing exposed nail heads
- Resealing plumbing vents
- Securing loose flashings
- Repairing nail pops and under-driven nails
- Replacing missing shingles
- Installing, re-securing or sealing vents
- Animal damage

Yes, in both directions. If a repair will genuinely extend the life of the roof, that is what we will recommend. If the roof is past the point where repairs make financial sense, we will say that too and show you why.
We work year round here. Repairs are simpler in dry weather, but waiting for a dry spell while water is getting in usually costs more than the repair. Call as soon as you notice it.
