Signs your roof needs replacing
The average roof in the Puget Sound lasts 20 to 30 years, depending on the quality of the product and whether it was installed and maintained well. Metal usually lasts longer.
Leaks are the first thing most people notice, but they are rarely the first sign. These are the others:
- Damaged flashing
- Shingle edges are curling
- The roof just looks old and worn
- Broken shingles
- Missing shingles
- Excessive granules in your gutters
- The roof is past its warranty
If you are seeing two or three of these, it is worth having someone look. If you are seeing one, it may well be a repair. We will tell you which.
What a roof replacement includes
A full tear-off
The old roof comes off down to the deck. We do not lay new shingles over old ones — it hides problems and shortens the life of the new roof.
A deck that is sound
With the old roof off, the whole deck gets inspected for moisture damage and soft spots. Anything bad gets replaced before we build on top of it.
A rebuilt water system
Full underlayment, ice and water shield where it is needed, and all new 26-gauge galvanized metal flashing where applicable.

Our 8-step replacement process
Plan ahead
We make sure there is decent weather coming, and coordinate delivery of materials and the dumpster.
Respect for property
Before anything starts we cover landscaping, plants and anything else near the house that roofing debris could damage.
Removal of old roofing material
The tear-off. Crews start at the point farthest from the dumpster and work back.
Roof decking inspection
With the old roof off, the whole deck gets inspected. There should be no moisture damage and no holes other than old nail holes. Anything soft gets replaced before we build on it.
New roof installation
A full layer of underlayment, ice and water shield in the areas that need it, and all new 26-gauge galvanized metal flashing where applicable, so water sheds instead of sitting.
Site clean up
A thorough clean of the roof and the perimeter of the house, finished with a magnetic sweep for loose nails.
Final inspection
The crew works the roof against our own checklist, double-checking the areas that are known to leak most often.
Final meeting
Daniel meets you one more time before any final payment is collected.

Most land between $12,000 and $20,000. The size and pitch of the roof, the number of layers coming off, and the condition of the deck underneath are what move the number.
Two to four days for a typical house. The roof is dried in the same day it is torn off, so it is not left open overnight.
Yes. Step four of our process is a full deck inspection once the old roof is off. Anything soft or damaged gets replaced before the new roof goes on, and you are told what was found.
We do a full tear-off. Laying new shingles over old ones hides deck problems, adds weight, traps heat and shortens the life of the new roof.
