Most skylight leaks are a flashing problem
When a skylight leaks, the reflex is to replace the unit. Most of the time the unit is fine and the detail around it has failed.
Common causes: flashing that was never layered correctly with the shingle courses, sealant used in place of proper flashing, a failed seal on an older unit, or condensation being mistaken for a leak entirely.
We find out which one it is first. Sometimes that means re-flashing and reworking the surrounding shingle courses. Sometimes an old unit genuinely is at the end of its life and is worth replacing while the roof is open.
How to tell if the skylight is the leak
Water shows up inside well away from where it got in. Before assuming the skylight is the problem, the inspection checks the flashing above it, the surrounding shingle courses, the valleys feeding water toward it, and whether what you are seeing is condensation.
