Roofing Contractor in Tacoma, WA
Tacoma is the largest city we serve and the furthest south, about forty-one miles from our shop on Commencement Bay. Between the historic North End, the Stadium district and the newer south side, it has some of the oldest and most interesting roofs in our whole service area.

Roofing historic Tacoma houses
Tacoma's older neighborhoods — the North End, Proctor, Stadium — have genuinely historic housing, and those roofs are a different job. Steep pitches, turrets, dormers, complex intersecting rooflines, and plank sheathing rather than modern plywood underneath.
Complexity is where the work and the risk are. A house like that can have a dozen separate flashing details, and it only stays dry if every one of them is done properly. The price on these roofs follows the details, not the square footage.
The waterfront and bluff neighborhoods above Commencement Bay add wind exposure on top, while the more sheltered inland streets deal with the usual heavy tree cover and moss instead.
What we typically find on Tacoma roofs
- Turrets, dormers and steep cut-up rooflines in the North End and Stadium district
- Plank sheathing rather than plywood on genuinely historic housing
- A dozen separate flashing details on a single house, any of which can fail
- Wind on the bluff above Commencement Bay, moss on the sheltered streets
Tacoma housing and roof age
Tacoma covers about 132,600 households — by a distance the biggest market we serve — at an average value near $369,000. The range of housing age is enormous, from pre-1900 through to new construction, so there is no typical Tacoma roof and no useful typical price.
Roofing services we offer in Tacoma
| Service | What it covers | Typical range |
|---|---|---|
| Roof Replacement | A full tear-off down to the deck, a rebuilt system, and the three-layer warranty. | $12,000–$20,000 |
| Roof Repair and Leak Repair | Find the actual source of the leak, fix that, and tell you honestly whether the roof still has life in it. | $500–$1,500 |
| Roof Cleaning and Moss Removal | Soft washing that lifts the growth without stripping the granules off your shingles. | $300–$1,000 |
| Gutter Installation | New gutters and downspouts sized for Puget Sound rain, installed to move water away from the house. | $500–$3,500 |
| Skylight Installation | New skylights flashed into the roof system properly, so the hole in your roof stays watertight. | — |
| Skylight Repair | Leaking skylights re-flashed or replaced — usually a flashing problem, not the glass. | — |
Ranges are what this work typically costs. Your number comes in a written estimate after the inspection, not before.
Do you need a permit to replace a roof in Tacoma?
Tacoma sits in Pierce County, and the rule there is specific.
Pierce County exempts re-roofing a house or private garage on a slope steeper than 2:12 when the total weight of all roof coverings stays at or below 7.5 pounds per square foot. The exemption does not apply if roof sheathing is replaced.
That is the Pierce County position, and it governs unincorporated areas. Tacoma adopts its own building code and can be stricter than the county, so confirm with the city’s building department — or let us. We pull whatever the job needs as part of the work, and in both Snohomish and Pierce counties the exemption ends the moment any roof sheathing has to be replaced, which is not knowable until the old roof is off.

Roofing questions from Tacoma homeowners
Yes. Steep pitches, complex rooflines, turrets and plank decking are normal for that housing. What matters is detailing the flashing properly and having seen the construction before.
Fair question. The honest answer is the warranty and who does your estimate — Daniel does it himself, and on a qualified roof we can put a manufacturer-backed workmanship layer on it. If neither matters to you, use someone local.
We schedule Pierce County work in blocks rather than single day trips, so lead times can be a little longer than they are closer to the shop. We will tell you what that looks like at the estimate.
